Buying and selling on Oʻahu

Buying or selling on Oʻahu? Here's how I'd do it.

The same step-by-step plan I'd give my own family, with practical tips I share with clients every week. No pressure, just a clear path.

For buyers

Five steps from first call to keys

Whether it's your first home or your fifth, resale or new construction, I handle the details from first call to keys, and I'm still here after you move in.

1

Talk story first

We start with a relaxed conversation about your goals, your timeline, and what a normal week looks like for you. Before we tour, we'll sign a written buyer agreement that spells out what I do for you and how I'm paid.

Earlier is better. It gives you time to plan instead of rush.
2

Get pre-approved, not just pre-qualified

A full pre-approval gives you a real number and makes your offer stronger. I'm happy to introduce you to lenders who know Oʻahu and VA loans well. They are independent, and you choose who to work with.

Budget for the whole monthly payment: loan, taxes, insurance, and any association fees.
3

Choose an area for real life

Drive it at rush hour. Commute times, school options, and base access can shape your whole day on Oʻahu, so we look at how you'll actually live.

Ask about tenure. Most homes are fee simple, but some Oʻahu properties are leasehold, and that changes the math.
4

Tour smart, then write a clean offer

We compare homes side by side with honest pros and cons. Then I write a clear offer and work out the details with the listing agent to get you the strongest price and terms.

Looking at a condo? We'll read the AOAO budget, reserves, and house rules before you commit.
5

Inspect, close, and get your keys

Inspections, disclosures, appraisal, and escrow all run on deadlines. My team tracks every one and keeps you posted, so nothing slips through the cracks.

Termite inspections are common here, and VA loans usually require one.

Not sure where to start?

Tell me what you're looking for, and I'll send homes that actually fit your list.

Get matched to the right home

For sellers

Five steps to a smooth sale

Selling is more than a sign in the yard. As a CFSP, I manage the details for you, from prep to closing and beyond.

1

Know your number

I'll prepare a real price range from recent sales near you, plus an estimate of what you'd walk away with after costs.

An online estimate is a starting point, not a price.
2

Prepare the home

I handle the prep. You get a short, prioritized list, and I line up trusted pros for repairs, paint, cleaning, and staging, schedule the work, and check it before photos. The vendors are independent, and you choose who to hire.

REALTORS® most often suggest fresh paint and a sound roof. For cost recovery, new front and garage doors lead national studies.
3

Market it well

A complete marketing plan with professional photos and video, print pieces, social media, and my referral network puts your home in front of the right buyers. If a listing needs a fresh push, I don't sit and wait.

My team handles the print and social pieces, so the details get done right.
4

Review offers and negotiate

I carefully review and present every offer, with a net sheet that shows what you'd walk away with. The highest number isn't always the strongest offer.

I'll explain what every offer really means, including VA and military buyers' offers.
5

Close with no surprises

From escrow to the recording date, my team tracks deadlines and keeps you informed at every step. After closing, I'm still here for whatever you need next.

Moving off-island after the sale? Ask early about HARPTA withholding for non-resident sellers.

What's my home worth?

A real price range from me, not a website guess. No obligation to list.

Quick answers

Common questions

Don't see yours? Text or call me anytime at 808-256-5039.

Should I buy first or sell first?

It depends on your equity, your timeline, and how much overlap you're comfortable with. We'll lay out both paths side by side so you can choose with clear eyes.

Do I need 20% down?

Not always. Many loan programs ask for less, and eligible VA buyers may be able to buy with no down payment. A lender can confirm exactly what fits you.

Can I buy from the mainland?

Yes. We can start with video calls and live video tours, and I'll be your eyes and ears here until you land.

Do you help with new construction homes?

Yes. I help buyers with new construction homes as well as resale. The builder's sales team works for the builder, so I'm there for you: comparing new and resale options, walking through the builder's contract and timeline, and advocating for you all the way to closing. Let me know before your first visit to a sales office, since some builders have agent registration rules.

What is a CFSP?

Certified Full-Service Professional™ (CFSP) is a designation from Buffini & Company. It covers full-service training in buyer and seller representation, negotiation, marketing, and client care. For you, it means a clear explanation of my services and how I'm paid, plus hands-on help before, during, and after your sale or purchase.

What does it cost to talk with you?

Nothing. A first conversation is free, and there's no commitment.
