Oʻahu Housing Market Update: September 2026

Aloha friends,

Every month the Honolulu Board of REALTORS® publishes the numbers for Oʻahu. Here’s what September looked like, in plain English, and what it might mean for you.

The short version: single-family homes and condos went in different directions. Homes sold faster and in greater numbers, even though the median price dipped. Condos saw a small price bump, but fewer sales and more inventory.

Key takeaways

  • Single-family homes: median $1,110,000, selling in a median of 16 days at 99.4% of list price.
  • Condos: median $523,000, up 2.8%, with active inventory up 8% to 2,509.
  • Ewa Plain had the most sales on the island: 52 homes.

Single-family homes

  • Median sales price: $1,110,000, down 3.9% from $1,155,000 in September 2025.
  • Year to date: the median is $1,180,000, up 3% from last year.
  • Closed sales: 293, up 6.2% from 276.
  • Median days on market: 16, down from 26.
  • Percent of original list price received: 99.4%, up from 97.9%.
  • Active inventory: 798, the same as a year ago.

So one month’s median slipped, but homes are still moving quickly and close to their asking price. One month is a snapshot. The year-to-date number is a steadier picture.

Condos

  • Median sales price: $523,000, up 2.8% from $508,750.
  • Closed sales: 375, down 8.1% from 408.
  • Pending sales: 292, down 29% from 409.
  • Active inventory: 2,509, up 8% from 2,327.
  • Median days on market: 41, up from 40.
  • Percent of original list price received: 96.6%, up from 96.4%.

Condo buyers have more choices right now and, in many buildings, a little more time to decide.

Small areas can swing a lot from month to month. On the North Shore, for example, the median came from only 3 sales. Your street’s story may look different from the island’s.

What this could mean for you

If you’re PCSing to Oʻahu or using a VA loan: homes in the central and leeward areas are selling fast and near asking price. Having a full VA pre-approval in hand before you start touring helps. If you’re looking at condos, check early whether the building is VA approved. My PCS and VA buying guide walks through the steps.

If you’re buying your first home: condo inventory is up and pending sales are down, so you may have more room to compare and negotiate. Run your own numbers with a rate from your lender’s quote in the budget and rent vs. buy calculator.

If you’re thinking about selling a single-family home, downsizing, or settling an estate: homes sold in a median of 16 days at 99.4% of list price islandwide. Pricing well from the start still matters, and results vary by neighborhood, so a pricing study for your specific area is the best place to start.

If you’re moving into a condo: there’s more selection, and condos are taking about 41 days to sell. Look closely at maintenance fees and building reserves.

If you’re an investor: more condo supply can mean better buying terms. Check rental rules and building policies before counting on any rental income. This report doesn’t include rent figures.

If you’d like to talk through what these numbers mean for your plans, I’m always happy to grab coffee or hop on a call. You can also explore areas in the Oʻahu Neighborhood Explorer.
